Why a home inspection?

Purchasing a home can be one of your most meaningful and happy experiences, and yet the decision is a complex one, and without the right preparation, buying a home can lead to a very unhappy outcome. When considering a home to buy, one normally begins by considering the size, style, floor plan, the surrounding neighborhood, and of course, the price. But the fundamental question you need to ask yourself - are there any repairs required? Is the house itself structurally sound?

At Absolute Home Inspections our job is to determine the things you need to know to ensure you are happy with your decision to buy or not buy the home. The report we provide you will empower you, giving you an awareness of factors that can affect the price of the home, to your advantage.

The quality of our inspection exceeds CAHPI standards. We cover all major systems including the roof, structure, basement, foundation, plumbing, heating, tanks, cooling, electrical, insulation, interior and exterior. We also test for moisture behind walls and under flooring, and we can do a water quality test. Our ability to determine the health of the septic system is limited, and we do not assess the quality of air in a building, nor is it our role to detect and report pollutants, radon, contaminants, or toxic materials in or around the building. This includes spores, fungus, mold or mildew, which may be concealed behind walls or under floors. We will report water damage, and where there is water damage, there is a possibility that visible or concealed mold or mildew may be present unseen behind a wall, floor or ceiling. If anyone in your home suffers from heightened sensitivity or alergies, we recommend that you consult a qualified Nova Scotia Environmental Consultant who can test for mold, toxins and allergens.
